Q: Is there a minimum income I need to qualify for a property?


A: Yes. Applicant(s) shall provide proof of gross 2x monthly rent in combined household income to be considered for lease. Acceptable forms are official company-issued paycheck stubs, verifiable job offers on company letterhead, or verifiable affidavit of salary on company letterhead.


Self-employed applicants must supply the previous year’s tax returns for proof of income. Company taxes must be accompanied by official proof of ownership (i.e., from a licensed accountant, a business license, or copies of 1099 income statements)


If the Applicant does not meet this guideline, Stix and Stones reserve the right not to rent to the tenant. If approved by Stix and Stones, the tenant may opt to have a suitable co-signer execute the lease agreement jointly. A full credit and background check will be performed on the co-signer.


Q: If I am on a housing voucher, do I still need a minimum income?


A: Yes. Housing Voucher applicants can use the voucher to reduce the rent to the applicants’ portion of responsibility. Housing Voucher applicants must gross 1.5x monthly this amount. (i.e., Regular rent is $1,800, Voucher is $900, and Applicant responsibility is $900. The Applicants income must gross $1,250)


Q: What if I am relocating from another city?


A: Relocating Applicants must provide verifiable employment and income documentation in Colorado. Unemployed/Retired/Student applicants may supply the offer letter, proof of extensive funds in a savings or checking account, previous year’s tax returns, proof of student loans scheduled for disbursement during the lease term, statement of SSI, pension, or other retirement disbursements, or any other proof of income.


If the Applicant does not meet this guideline, Stix and Stones reserve the right not to rent to the tenant. If the Applicant is unable to meet either of these guidelines, they may opt to have a suitable co-signer execute the lease agreement jointly, if approved by Stix and Stones. A full credit and background check will be performed on the co-signer.


Q: What if I have bad credit?


A: To be considered for a lease, the applicant must have a credit score of 550 or above. If the Applicant does not meet this requirement, they may opt to have a suitable co-signer execute the lease agreement jointly if approved by Stix and Stones. A full credit and background check will be performed on the co-signer, who must also meet the aforementioned criteria.


Q: What if I have been convicted of a crime in the past?


A: Stix and Stones will not lease to documented sex offenders, violent crime felons, or terrorists, as listed in this criteria. Applicants will be screened on the Sexual Offender and Terrorist lists. A criminal background check will be conducted for each applicant. We do not accept co-signers or payment of lease value in full in place of fulfilling criminal history criteria.


A conviction, guilty plea or no-contest plea, at any time for: any felony involving severe injury, kidnapping, death, arson, rape, sex crimes and/or child sex crimes, extensive property damage or drug-related offenses (sale, manufacture, delivery or possession with intent to sell) Class A/Felony burglary robbery; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last seven years for: any other felony charges; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last seven years for: any misdemeanor or gross misdemeanor involving assault, intimidation, sex related, drug related (sale, manufacture, delivery or possession) property damage or weapons charges; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last three years for: any Class B or C misdemeanor in the above categories, or for misdemeanors involving Criminal Trespass I, theft, dishonesty or prostitution shall be grounds for denial of the rental application.


Pending charges or outstanding warrants for any of the above will suspend the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the application will be processed. No property will be held, awaiting resolution of pending charges.


Q: What if I have had or am currently going through bankruptcy:


A: Applicant shall not be in personal or business bankruptcy, nor shall be contemplating such bankruptcy to be considered for lease. If Applicant is currently in bankruptcy proceedings, Stix and Stones may consider waiving these criteria with a 2x security deposit and a letter from Applicant’s attorney stating they will not add Stix and Stones as an additional creditor in this or future bankruptcy proceedings.


Q: What if I have pets?


A: Applicant shall not have pets that are generally or legally considered a vicious breed. Notwithstanding the previous, Stix and Stones reserves the right not to rent to tenants with pets or limit the number of pets.


Q: What if I have an eviction on my record?


A: If the Applicant has been involved in eviction in the previous 7 Years, Stix and Stones may refuse to lease property to the Applicant. The co-signer, who must also meet the aforementioned criteria, will undergo a full credit and background check.


Q: What is the maximum number of people I can have on the property?


A: Applicant understands that up to four unrelated parties may share a single dwelling, and up to two occupants may inhabit the same room designated as a bedroom unless stated otherwise. Rooms not defined as bedrooms may not be used for sleeping.


Q: Are there smoking units available?

A: No. Stix and Stones does not allow smoking inside its properties under any circumstances.


In no way will Stix and Stones base any decision criteria on factors including Sex, Familial Status, Race, Religion, Creed, National Origin, or Disability. State and/or local laws may include additional classes protected from discrimination in housing.
