TENANT REMOVAL SERVICES

Evictions are never easy for landlords or tenants. When it becomes necessary to start the eviction process, it's important to know where to begin. 


At Stix & Stones, we have experience dealing with various types of tenants, from difficult to compliant. We understand the importance of maintaining the property and ensuring a swift resolution. Our eviction process is straightforward and efficient, providing landlords with a sense of security.

 

  1. Keys & Docs: The first step is to give us everything you have: keys, leases, violation notices, written communication, emails, and any other misc. docs that you have for the unit.
  2. Create A Game Plan: Creating a game plan on how we will move forward is a big step and helps put things in perspective. By having more knowledge of the current status of the tenant and the property, we can have a better understanding of the situation before beginning the process.
  3. Give Us The Green Light: Sign off on a few of our documents, and we will begin the tenant removal process while keeping you updated every step of the way.

 

Note: Owner will be responsible for collecting any past rents or misc. damage charges owed by the tenant unless Stix & Stones takes over full management at which time we will handle those dealings.
What we do during the tenant removal process:

 

  1. Working With the Tenant: It is always best to try to work with a tenant and get them to leave on personal terms rather than stain their record and possibly prevent them from renting in the future, which is why Stix & Stones prides itself on working with struggling tenants before taking legal action.
  2. Maintaining Tenant Relations: Regardless of whether the tenant is willing to move or is unwilling and whether legal processes have begun, we will maintain tenant communication and deal with all questions, concerns, or complaints from them. Note: Be sure to notify the tenants that we are now taking over management of the property over the duration of their move-out process and to contact us directly.
  3. Legal & Entry Postings: Once we have the green light, we will immediately attempt to contact the current tenant. A field agent will bring an information packet with all our contact information.
  4. Working With Our Law Firm: Since 2008 we have been working with one of the top property management law firms in the Denver. With hundreds of eviction dealing a day this law firm knows what they are doing. Once the law firm receives the documentation from us, the legal process begins.
  5. Hiring the Sheriff: If the tenant has gone to court, lost or missed their court date, and is still refusing to leave, we contact the local Sheriff’s department and schedule an eviction date/time. A deputy will show up and allow 1 hour to move everything of value out of the unit and onto the street curb.
  6. Clean Out & Reclaim: When the day comes, we will hire a small crew, depending on the size of the unit and the deputy's instructions, to move out any remaining items and change the locks. The items will be placed on the curb according to the deputy's and the municipality's instructions.

 

Note: It will be the owner’s responsibility to remove any items and trash that was removed to the curb or that remains in the home unless Stix & Stones takes over full management at which time we will coordinate the removal of the items.
